Buying a home
The right home, at a price the evidence supports.
Buying a home is one of the biggest financial decisions you will make – and most people make it only a few times in their life. You may be excellent at what you do. That doesn’t make you experienced at judging a street, reading sold prices or negotiating with a seller’s agent.
We run the whole purchase on your side, from the first brief to completion.

You don’t know what you don’t know.
It isn’t about access to listings. It is about knowing which information matters: what to check before a viewing, how to compare two locations, how to read sold comparables, how to separate the asking price from value – and which features quietly limit who will want to buy the property from you later.
Part of our job is asking the questions you didn’t know to ask.
What we do
-
Brief
We go beyond “3 bedrooms, garden, parking”: who will live there, why you’re buying, budget and source of funds, work and commute, schools, must-haves, compromises and no-gos.
-
Search strategy
Where to look and why. Which criteria are fixed, where a compromise makes sense, and which locations give a better balance between quality of life and quality of asset.
-
Search and screening
We monitor the market, speak to agents and filter out properties with obvious problems or that don’t justify your time. The goal is the quality of the selection, not the number of links.
-
Shortlist
The best options, each with context: why it is worth considering and what still needs checking.
-
Viewings
We can attend with you or on your behalf.
-
Property assessment
Location and micro-location, sold comparables, market history, condition and likely works, tenure, visible risks, saleability and future appeal.
-
Offer strategy
Whether to offer at all, the arguments to use, the level the evidence supports – and the limit above which the purchase stops making sense.
-
Negotiation
The aim isn’t to “win”. It is to get the best terms available without letting you pay a price that no longer makes sense.
-
Coordination to completion
Once the offer is accepted, we work with the seller’s agent, your broker, solicitor and surveyor, track progress and explain each step.
Who it suits
-
Relocating
You know the town, but not which streets, schools and pockets hold their value.
-
Moving to England from abroad
The process, the terms and the roles are all different from home.
-
Buying your first home
You want to understand every stage, not just get through it.
-
Short on time
You would rather make the key decisions than spend evenings on portals and phone calls.
Already found a property?
Check it before you make an offer.
Frequently asked questions
Do I need a mortgage in principle before we start?
No. If you have a deposit and suitable income, we can introduce you to a mortgage broker we work with.
Can you view properties without me?
Yes. We can attend on your behalf and send you our notes, so you only travel to the properties worth seeing.
Does your assessment replace a survey?
No. A survey of the building is carried out by a qualified surveyor. We’ll help you decide which level of survey makes sense for the property.
Who makes the final decision?
You do – always. We give you information, analysis and a clear recommendation. The decision is yours.
