About the property

Title splitting means applying to register parts of a property under separate legal titles. Registration alone does not guarantee that a part can be sold, mortgaged or let independently. Feasibility depends on the title, leases, lender consent, planning, building regulations and the property’s circumstances.

Lenders and buyers generally expect each unit to work as a fully independent home. These questions show us how close your property already is to that.

Which of these does each unit already have? (optional)

Tick everything that applies to all the units.

Was planning permission or building control approval obtained for the conversion?
Which areas are shared between the units? (optional)
Who lives in the units at the moment?
Your goals
What would you like to achieve by splitting the title?
Is there a mortgage or another loan secured on the property?
Do you own the property alone, or together with other people?
When would you like to act?

Whether a title can be split, and whether it is worthwhile, depends on the legal title, leases, the building layout, planning and building regulations approvals, lender consent and the property’s circumstances. Registering separate titles does not itself guarantee independent sale, mortgage or letting. If further investigation does not appear worthwhile, we will tell you so honestly.
