Potential analysis and title splitting

Is there another way to sell this building?

Don’t sell the problem. Let us create the value.

Some buildings are hard to sell as a whole. A title split or different use can be explored, but feasibility depends on the legal title, lender consent, leases, planning, building regulations and the property itself.

Could your property’s title be split?

On its own, or as part of a sale

Splitting a title means applying to register separate legal titles. It does not by itself guarantee that a part can be sold, mortgaged or let separately.

A solicitor, lender and any relevant planning or building specialists must confirm what is feasible for the property.

What needs checking first

Your solicitor and other specialists carry out these checks; we coordinate them.

  • Title

How the property is registered now.

  • Lender consent

Whether any lender with a charge over the property agrees.

  • Leases

Any leases already granted, and what new ones would need.

  • Planning and building regulations

Whether the units have the approvals they need.

  • Valuation

A formal valuation by a RICS valuer, where needed.

We don’t promise that every split is possible or worthwhile.

Nothing happens until we’ve agreed it together

  1. Step 1: We assess

The property, your goal, the likely costs and the possible benefits.

  2. Step 2: We propose a scope

What we think is worth doing – and what isn’t.

  3. Step 3: We agree the plan together

In writing, before any work starts.

Not every property needs renovating. Sometimes selling it as it is will be the better option, and we’ll say so.

Frequently asked questions

Is a title split always possible?

No. It depends on the title, lender consent, any leases, planning and building regulations, and the figures. We check these first, and we don’t promise that every split is possible or worthwhile.

Do you provide valuations?

No. We can give an informal, indicative estimate based on comparable sales. It is not a formal RICS valuation and not a guaranteed sale price. A formal valuation comes from a RICS-registered valuer.
