Before you offer

Found a property? Check it before you make an offer.

After a good viewing it is easy to start justifying the purchase. We bring the facts back in: is the asking price supported, what does the street mean for future demand, and what needs checking before you commit money to surveys and solicitors?

What we look at

  • Price against evidence

What genuinely comparable homes sold for – same type, size, condition, street quality, plot, parking, layout, tenure and timing – not just any house in the same postcode.

  • Micro-location

The same area can contain very different streets: noise, traffic, neighbouring uses, access, schools and catchments.

  • Saleability

Features that narrow the pool of future buyers, and what that could mean when you sell.

  • Tenure and costs

Freehold or leasehold, lease length, ground rent and service charge – and the questions to put to your solicitor.

  • Condition and visible risks

What should go to a surveyor or specialist before you exchange.

  • Offer strategy

A level the evidence supports, the arguments to use, and a walk-away point.

Sometimes our recommendation is not to buy. That can be the most valuable outcome of all.

Frequently asked questions

Is this a valuation?

No – it is an indicative market opinion to support your decision and your offer. A formal RICS valuation is carried out by a qualified surveyor.
