Terms & complaints

Draft – pending legal review. This text has not yet been approved and may change.

1. Using this website

This website is run by Solid Basis Ltd. By using it you accept these terms. The information on it is general guidance only: we keep it accurate and up to date as far as we reasonably can, but it is not advice for your situation and may change without notice.

Links to other websites are provided for convenience; we are not responsible for their content.

2. Our services for owners – who does what

We assess the property and the options, propose a scope, organise and coordinate the work agreed with you, and prepare the property for marketing.

Your solicitor is responsible for legal work – the title, leases, conveyancing and estate matters. Surveyors and RICS valuers are responsible for surveys and formal valuations. Other specialists – planning consultants, building control, lenders, tax advisers and trades – are responsible for their own work.

We do not give legal, tax, mortgage or financial advice, and we do not provide RICS valuations.

3. Indicative value reports

An indicative value report is an informal estimate based on comparable sales and the information you give us. It is not a formal valuation and not a guaranteed sale price, and the actual value of your property may differ. Please don’t rely on it to make decisions without professional advice.

4. Improvements before sale

For some properties, an investor represented by Solid Basis may propose funding and managing agreed improvement works before an onward sale. The scope, costs, payment timetable, responsibilities, buyer identity and transaction structure must be assessed for that property and documented by solicitors before work starts. This route is not offered or guaranteed for every property.

[PENDING — Natalia and solicitor approval of the funding model and terms.]

5. No promised outcome

We don’t promise any particular result – a sale price, a timescale, or that a title split is possible or worthwhile. Every arrangement is agreed in writing for each property before any work starts.

6. Terms of business and complaints procedure

7. Redress

If you are not satisfied with how we have handled a complaint, you can refer it to the Property Redress Scheme (Solid Basis membership no. PRS044269) once our internal complaints procedure has been completed.
